In Texas our summers are long and the heat reaches temperatures exceeding 100 degrees regularly. Heat mixed with black asphalt tends to cause damage to the structure of the lot by becoming oily and expanding. In the short term asphalt seems like a cost effective solution to upgrade, replace or repair a commercial property but in the long run with required regular maintenance will be more costly than concrete.
Using concrete will allow you to setup proper drainage to ensure your property doesn’t sustain damage from water improperly settling and ground movement. Asphalt typically absorbs water causing the material to dislodge creating safety hazard walk ways and car damaging pot holes. Simply put adding asphalt to your commercial property will cost more in the long term when properly laid concrete will not only last but could offer significant gains in equity immediately!
